Flat Roofing Systems We Install

Modern flat roofing has come a long way from the traditional single-layer felt systems of the past. At AJW Roofing we work with three main flat roofing systems, each offering different benefits depending on the size, shape and use of your roof. We'll always recommend the most suitable system for your specific property and budget.

GRP Fibreglass

Our preferred system for new installations. Cures to a seamless, rigid, waterproof surface with no joins — highly durable and low maintenance.

EPDM Rubber

A long-lasting rubber membrane that handles UK weather extremes exceptionally well. Ideal for larger or simpler roof areas.

High-Performance Felt

Our three-layer high-performance felt system is a cost-effective and reliable solution for a wide range of flat roof applications.

Flat Roof Repairs

From leak detection and patch repairs to full membrane replacement — fast, reliable repairs that address the root cause of the problem.

Garage Roofs

New and replacement garage flat roofs, using the system that best suits your budget and long-term requirements.

Extension Roofs

Flat roofing for extensions of all sizes — residential and commercial — installed to the highest standard with a full guarantee.

GRP Fibreglass Roofing — Our Preferred System

GRP stands for Glass Reinforced Polyester — more commonly known as fibreglass roofing. It is applied as a liquid resin that cures to form a hard, rigid and completely seamless waterproof surface. Because there are no joins or seams in the finished roof, it removes one of the most common causes of flat roof leaks.

GRP fibreglass is highly durable, UV resistant and requires very little maintenance over its lifespan of 25–40 years or more. It is suitable for roofs of all shapes and sizes, including complex shapes with upstands, outlets and abutments, and can be walked on once cured — making it ideal for balconies and terraces as well as standard extension and garage roofs.

High-Performance Felt Roofing

For new flat roofs, AJW Roofing specialise in three-layer high-performance felt systems — a significant step up from the traditional single-layer felt that was common on older garages and extensions. These modern systems use quality materials that are fully bonded and provide excellent waterproofing performance with a lifespan of 20–25 years.

All new felt flat roofs installed by AJW Roofing come with a 15-year guarantee as standard. We never use budget materials or cut corners on the quality of our felt installations.

Flat Roof Repairs & Leak Detection

A leaking flat roof can cause serious damage very quickly. Water getting into the building below can rot joists, ruin insulation, damage ceilings and plasterwork, and cause structural problems if left unattended. At AJW Roofing we take flat roof leaks seriously and act promptly.

Finding the true source of a flat roof leak requires experience — water can travel considerable distances between the point of entry and where it appears inside. Our repair service begins with a thorough inspection to properly diagnose the problem before any work begins. We'll always give you an honest assessment of whether a repair or a full replacement is the right solution for your roof.

Flat Roofing for Commercial Properties

Flat roofs are particularly common on commercial buildings, and we have extensive experience working on commercial properties of all types across West Sussex. Whether you need a new roof on a commercial unit, a repair to stop an active leak, or a planned replacement as part of a building maintenance programme, AJW Roofing can help.

For commercial clients, we understand that minimising disruption is important. We plan our work carefully and always aim to complete projects efficiently and to a high standard.

Flat Roofing — Frequently Asked Questions

The three main flat roofing systems used in the UK are GRP fibreglass, EPDM rubber and high-performance felt. GRP fibreglass is our preferred system for new installations — it cures to a seamless, rigid surface that is highly resistant to leaks and requires very little maintenance. EPDM rubber is an excellent long-term option, particularly for larger or simpler roof areas. High-performance three-layer felt systems are a cost-effective and reliable choice for many applications. AJW Roofing will advise on the best system for your specific roof, budget and property type.
It depends on the system installed. Traditional single-layer felt roofs typically last 10–20 years. High-performance three-layer felt systems last 20–25 years. GRP fibreglass roofs last 25–40 years or more with correct installation and basic maintenance. EPDM rubber roofs have a similar lifespan of 25–40 years. All new flat roofs installed by AJW Roofing come with a 15-year guarantee as standard.
Flat roof costs vary depending on the size of the roof, the system chosen and the condition of the existing decking. As a general guide, a standard garage flat roof replacement typically costs between £1,500 and £3,500. A larger extension or house flat roof will cost more. GRP fibreglass and EPDM systems cost more than felt upfront but offer significantly better long-term value. AJW Roofing provides clear, itemised free estimates on all flat roofing work — no hidden costs.
Contact AJW Roofing as soon as possible. A flat roof leak that is left unattended can quickly cause damage to insulation, ceiling joists, plasterwork and the contents of the building below. We will carry out a thorough inspection to identify the true source of the leak — which is not always directly above where the water is appearing inside — and provide an honest assessment of whether a repair or full replacement is the most cost-effective solution.
Yes, in many cases a flat roof can be repaired rather than fully replaced. This is usually the right approach if the roof is less than 10–15 years old, the damage is localised, and the underlying decking is in good condition. If the roof is older, the damage is widespread, or the decking has become rotten or structurally compromised, a full replacement is usually more cost-effective in the long run. AJW Roofing will always give you an honest recommendation.
GRP stands for Glass Reinforced Polyester — commonly known as fibreglass roofing. It is applied as a liquid resin that cures to form a hard, seamless, waterproof surface. Because there are no joins or seams, it eliminates one of the most common causes of flat roof leaks. It is highly durable, UV resistant and requires very little maintenance. GRP is our preferred system for new flat roof installations at AJW Roofing and is suitable for roofs of all shapes and sizes.
Modern flat roofing systems require relatively little maintenance compared to older felt roofs. However, we recommend an annual visual inspection to check that outlets and drains are clear, that trims and upstands are intact, and that no pooling water is occurring. Keeping gutters clear is particularly important for flat roofs. Catching a minor issue early is far cheaper than dealing with a full leak or replacement later.
GRP fibreglass roofing requires dry conditions and temperatures above 5°C to cure correctly — so this system cannot be installed in cold or wet weather. EPDM and felt systems have greater flexibility in cooler conditions, though we always aim to schedule flat roof installations during suitable weather to ensure the best possible result. AJW Roofing will discuss timing with you and plan the work accordingly.
In most cases, replacing a flat roof like-for-like does not require planning permission and falls under Permitted Development rights. However, if you are changing the height or structure of the roof, or if your property is in a conservation area or is listed, you may need consent. AJW Roofing can advise you on this before work begins and help you check with the local planning authority if needed.
All new flat roof installations carried out by AJW Roofing Ltd come with a 15-year guarantee as standard. This covers both materials and workmanship. We use high-quality products from reputable manufacturers and take pride in every installation we complete. As a family-run business, our reputation depends on the quality of our work — which is why we never cut corners on materials or installation.
